Phase 1 residents seem happy based on the Facebook group discussions. Went for phase 2 launch last month. Oberoi quality is honestly among the best in Mumbai – the lobby of phase 1 looks hotel-grade. The 3BHK at 2.6Cr is their most value offering. Main concern is their delivery track record – Exquisite in Goregaon got delayed by 3 years. But for phase 2 of an ongoing project the risk is lower.
