Vesu has become Surat's answer to Banjara Hills or Koregaon Park. The infrastructure development in the last 4 years is dramatic. I also looked at Westpark — the Tower 5 units are priced higher but the lobby and common area are significantly better. Worth the premium if budget allows.
The maintenance dues check is critical advice. Also verify stamp duty and registration is done properly — Surat has had a few cases where resale chain documents have gaps. Use a good local lawyer for the chain search, don't rely on the broker for this.
Is anyone tracking rental yields here? I'm looking at this for investment. What is a furnished 3 BHK renting for in Westpark currently?
@Nishant — furnished 3 BHK is renting for ₹35,000-42,000 per month depending on floor and furniture quality. On a 90 lakh purchase, that's about 4.5-5% gross yield which is decent for Surat. Professionals from the diamond and textile industries are the typical tenants here.
