I am in ATS Phase 1 and can confirm the possession was about 6 months delayed — not bad by Lucknow standards. The actual product quality justified the wait completely. The Phase 2 location within the same campus is actually slightly better — it overlooks the Phase 1 garden which is now mature and full of trees. Buying Phase 2 means getting a partially developed neighbourhood view from day one.
@Shweta Srivastava ji — for NRI perspective, ATS offers NRI-specific services including NRO account management support and power of attorney facilitation. I know this because my brother is in the Gulf and he found the ATS documentation process much more NRI-friendly than comparable UP developers. That is worth mentioning as a practical advantage.
The Sultanpur Road corridor is now firmly established as Lucknow's premium residential spine. Between ATS, Godrej, and Ansal Golf City, this road has genuinely premium inventory. The infrastructure is following — upcoming FNG expressway connections will further enhance this corridor's importance. Phase 2 is buying into an established success rather than taking a bet on an untested project.
