Swaroop Nagar bungalow culture is deeply rooted. I have tried to sell apartments in this zone before and the generational resistance is real. However, younger Kanpur professionals who grew up in bungalows but have spent time in Pune, Mumbai, or abroad come back wanting the address without the upkeep. That demographic is growing. Riviera is positioned correctly for where the market is heading.
From an investment perspective: the Swaroop Nagar address holds value even in downturns because supply is genuinely constrained. There is not much land left for new development in the core Swaroop Nagar area. Scarcity premium is real here in a way it is not for township projects on the city periphery.
The 1600 sqft minimum unit is actually a clever market insight. Kanpur buyers who resist apartments typically cite insufficient space as the reason — they cannot imagine fitting their joint family's lifestyle into a standard 1050 sqft 3 BHK. At 1600 sqft minimum, Riviera removes that objection. The product design shows they actually thought about their specific buyer.
