The IIT ecosystem point is exactly right. I have been involved in letting flats to IIT visiting faculty and the demand is consistent. The profile of tenant — educated, respectful of property, financially responsible — is the best possible for landlords. Kalyanpur properties that are well-maintained rent quickly and reliably in this use case.
I visited Green Park last week. The building is already at plinth level and the construction pace is reasonable. The developer showed us the soil testing report which indicated proper bearing capacity — important for a 10-storey building. This level of transparency in construction documentation is genuinely reassuring for a mid-market local project.
The IIT-adjacent premium in Indian real estate is a real and documented phenomenon. From Powai in Mumbai to Hauz Khas near IIT Delhi, areas around IIT campuses tend to be premium micro-markets. Kanpur's Kalyanpur is at an earlier stage of this journey but the fundamentals are there. 30-60 lakh entry at this stage with IIT-adjacent demand is a reasonable long-term position.
