Been living in Gaur City 2 for 4 years. The metro operational was a genuine game-changer — both for daily commute to Noida and for property demand. Prices in the last 12 months have moved 15-18% which is significant. Anyone who bought 2 years ago is sitting pretty.
The Supertech comparison is important — Gaur has delivered every project in this area. Their reputation is intact. The association of GNOW with the Supertech collapse is unfair to genuinely delivered projects like Gaur City. The stigma is fading as more buyers recognize the difference.
@Sandeep — 15-18% in 12 months is significant. Any sense of whether this is sustainable or whether it's run ahead of fundamentals? Don't want to buy at a peak.
My read: the metro-led demand is structural, not speculative. GNOW has been undervalued for 5 years post-Supertech. The current run is catch-up to fundamentals more than irrational exuberance. That said, at 65+ lakhs for 3 BHK, the easy gains are made. Further appreciation will be slower and more in line with broader NCR market.
