Ramky One Kaleido is positioned at the top of Vizag's residential market — priced at ₹6,000-6,800 per sqft for units along the Bheemunipatnam beach stretch. Let me tell you why this project is fundamentally different from everything else in the market and why the premium has a rational basis. Bheemunipatnam is Vizag's Alibag — a beach town about 24 km from the city that has traditionally been a weekend getaway destination. The AP government's coastal development push, tourism infrastructure investment, and road improvements along the Vizag-Bheemunipatnam corridor have transformed this stretch over the last three years. What was a slow dirt-road drive is now a proper two-lane highway with plans for further widening. Ramky Group is a national developer of the first order — their infrastructure and real estate projects across South India and beyond carry institutional credibility. This is not a first-time or single-project developer. Their Ramky One brand is positioned as their premium offering and the quality at Kaleido reflects that — sky lounge, jogging track along the beachfront, infinity pool overlooking the Bay of Bengal. These are not aspirational promises; I visited the site and the construction is at an advanced stage where you can see the actual amenities taking shape. The buyer profile matters here. In my visits to the sales office I met buyers from Hyderabad IT companies (weekend/retirement home), NRIs from the US and Middle East (emotional connection to Vizag plus beach lifestyle), and senior Vizag professionals buying as retirement destination. Almost nobody is buying as a daily-residence primary home — and that is the right use case for this project. For a second home with lifestyle value and appreciating asset characteristics, Ramky One Kaleido is genuinely compelling. For daily primary residence, the 24 km commute to Vizag main city is a real constraint that should not be minimised.
