Krishna Vatika on Fatehabad Road occupies a genuinely unique position in Agra real estate — it is within 3 km of the Taj Mahal, on the road that connects the monument to the main city. This proximity creates a two-headed investment story that I want to unpack carefully. For primary residence: Fatehabad Road has its advantages and disadvantages. On the positive side, you are close to everything Agra has to offer — the tourist infrastructure means the road itself has excellent hotels, restaurants, banks, and service providers catering to international visitors, which as a resident you benefit from. The road is well-maintained (tourist corridor economics ensure this). The disadvantage: tourist congestion on Taj entry days (weekends, holiday periods) is real. The road from the southern gate to your building might be crowded. This is manageable if you plan around it. For short-term rental investment: this is where the Fatehabad Road location becomes genuinely compelling. Agra receives millions of tourists annually — domestic and international — and quality short-stay accommodation near the Taj is chronically under-supplied. A well-maintained 2BHK apartment listed on Airbnb/booking platforms at ₹3,500-5,000 per night can achieve 40-60% occupancy. Annual rental revenue: ₹8-14 lakh. On a ₹65 lakh investment that's 12-20% gross yield. No other Agra real estate investment can approach these numbers. Krishna Builders is a local Agra developer. One completed project nearby — the residents I spoke to were broadly satisfied with construction quality (decent, not exceptional) and delivery (5 months late, eventually completed). They are not a large or nationally recognised developer. Do your legal due diligence carefully — title verification, RERA status, all regulatory approvals. My assessment: for a sophisticated investor comfortable with active management (Airbnb hosting or professional listing service) the investment case is strong. For passive investment or primary residence, the risk-reward relative to a project like Parsvnath Regalia is less clearly favourable.
