Gaur City 14th Avenue
I booked a 3BHK in Gaur City 14th Avenue at ₹72 lakh last year. Got possession 2 months ago. This is my first-hand account of the property, the township, and the overall decision quality. Background on Gaur City: this is the largest privately developed township in NCR's affordable-to-mid segment, built by Gaur Group which has been constructing in this belt since 2008. They have delivered thousands of units across multiple Gaur City phases. The scale matters because it creates an actual community — schools, hospitals, shopping facilities, parks — that functioning townships have and isolated buildings don't. 14th Avenue specifically: the phase is newer, which means the construction benefits from improved quality standards. The earlier Gaur City phases (1-8) had possession issues and quality concerns. By Phase 14, the delivery process is much more organized. My possession happened within the promised 2-month window after OC. The flat was clean, all fittings were in place, no obvious defects on walk-through. Construction quality: builder grade, which at ₹72 lakh is appropriate. Vitrified flooring, standard bathroom fittings, good electrical wiring. The walls are true (straight) which sounds basic but many Ghaziabad projects have wavy plastering. Ceiling height is 10 feet. The balcony is large — 150 sqft — usable for a sofa and plants. Township infrastructure: genuinely functional. The Gaur City mall has a supermarket, multiplex, and restaurants operating. The internal roads are maintained. The park areas are watered and maintained by the township authority. There is 24-hour security with CCTV coverage. These are not aspirational claims — I am living with this reality daily. The metro question: Crossings Republik does not have metro currently. The proposed extension is sanctioned but years from implementation. Daily commuters to Noida or Delhi deal with NH-9 traffic which is manageable post-2-3pm but rough at peak hours. If metro comes this area will re-rate significantly.
