Totally agree on the resale thesis for established Bopal societies. The 3-5 lakh renovation you mention pays back in 6 months of not paying rent while waiting for a new project. The net math strongly favors ready resale in this market.
Iscon Platinum's parking is one thing that stands out — 2 covered parking spaces per unit in a 10-year-old society is uncommon. Most older projects in Ahmedabad had 1 parking per flat. This is a detail that becomes very apparent daily.
