Ashiana's management model is their real moat. Once you experience a well-run society, going back to RWA-managed chaos is tough. The pricing premium vs average Indore projects is worth it for the lifestyle assurance.
For investors: rental demand from working professionals is more for Super Corridor projects. Ashiana Surbhi is more of a lifestyle/end-use play. Rental yield is moderate (3-4%) but capital appreciation in Scheme 78 is solid.
